Can realtors DM listing details from a comment?

November 1, 2026 · 8 min read

Yes. You can send listing details by DM to anyone who comments a keyword such as TOUR on your Instagram or Facebook listing post. BetterSocials is best for agents who want one keyword, one message and no contact meter, from $29 a month for four accounts. ManyChat is best for multi-step flows and WhatsApp, and Meta Business Suite does a basic version for free.

The rules behind a listing DM, and how the comment becomes a message

BetterSocials, ManyChat, InstantDM and Meta Business Suite all run the same move, called comment-to-DM. Comment-to-DM means a keyword in a public comment sends a private message to the person who wrote it. We took the rules angle for this piece: the windows, keyword caps and contact counts that decide whether your listing DM goes out.

The flow is short. A buyer comments TOUR under your listing Reel, your account replies in public, and the listing link lands in their DMs. On Instagram and Facebook both halves happen, and on other platforms the rules change.

Our method: we read each vendor's own help and pricing pages and name the source for every rule. Competitor prices are as of October 2026 unless we say otherwise.

ManyChat's comment trigger and the contact meter behind it

ManyChat sends the listing DM when someone comments your keyword on a post you pick. A trigger is the event that starts an automation, here a comment that carries your keyword. For a single link, ManyChat's help center covers auto-DM links from comments.

ManyChat works on Instagram, Messenger, WhatsApp and TikTok. That reach is its strength if you already talk to buyers on WhatsApp or want multi-step sequences in a flow builder.

ManyChat bills by active contacts, the people it counts toward your plan. Pro is $39 a month, billed monthly, as of October 2026, with 2,500 active contacts included. Each extra contact costs $0.10 on Essential, $0.05 on Pro and $0.025 on Business.

Four comment-to-DM tools compared on price, reach and limits

BetterSocials, ManyChat, InstantDM and Meta Business Suite all send a DM from a keyword comment. The table compares what each vendor's pages state, with prices as of October 2026 and billed monthly. Not listed means the vendor's page doesn't state it.

Pick ManyChat if you want multi-step flows or you answer buyers on WhatsApp. That's where ManyChat wins plainly, and it covers Instagram, Messenger and TikTok too.

Pick InstantDM if you want a free start on Instagram. Its free plan sends text and link DMs and public comment replies. Facebook Page comment-to-DM, a follow-before-link gate and a reply delay sit on paid plans, and Boosted Reels and Meta Ads comment automation sit above Legend Pro. InstantDM also runs a page for realtors.

Pick Meta Business Suite if free matters most and a fixed template is enough. You set it up on desktop, each automation takes up to five case-sensitive keywords, and it can wait 15 minutes before sending unless you reply first.

Pick BetterSocials if your listings draw comments on several platforms and you want them in one inbox with unlimited contacts and no flow to build.

The bill when a listing post reaches 4,000 people

ManyChat Pro's bill grows with the post. A Pro account that reaches 4,000 people in a month pays the $39 base plus $0.05 for each contact past 2,500. That comes to a little over a hundred dollars for one busy month.

BetterSocials Creator is $29 a month, or $24 billed yearly, for four accounts and one login, with unlimited contacts. Pro is $49 a month, or $39 billed yearly, for six accounts. A listing that draws 4,000 comments costs the same as one that draws forty.

Below 2,500 contacts, ManyChat Pro at $39 a month sits between BetterSocials Creator and Pro. Meta Business Suite and InstantDM's free plan are cheaper than all of them. What BetterSocials' extra money buys is one inbox for six platforms, AI replies in your voice and unlimited keyword automations.

Setting up a listing keyword in BetterSocials, in three steps

BetterSocials builds a listing keyword from a word and a message, with no flow to draw.

  1. 1Connect your Instagram and Facebook accounts from Connected Accounts. You sign in on each platform's own screen, and it takes under a minute.
  2. 2Open Comment to DM and hit New keyword link, then fill in the five fields listed below.
  3. 3Hit Go live, and the keyword starts running on the accounts you picked.

The five fields in New keyword link are short:

  • Accounts sets which connected accounts the keyword runs on.
  • When someone comments holds the word itself, such as TOUR, and capitals don't matter.
  • Reply on the comment is what your account posts in public, such as "Sent, check your DMs".
  • And DM them this is the message and the listing link the buyer gets.
  • AI replies starts off, and turned on it writes each reply fresh in your tone.

Your listing DM should give the buyer what they asked for first, which is the listing link. Then add the price, the beds and baths, and a link to book a showing. Keep the public reply short so other buyers scrolling the comments see that you answer.

The windows and platform limits that cap a listing DM

BetterSocials and most other tools work inside Instagram's 24-hour window. Instagram only lets a business reply to a DM within 24 hours of the person's last message, and after that the conversation stays closed until they write again. Past that window you can still answer in the Instagram app.

Meta Business Suite adds a second clock in its own inbox. Meta's help page on managing comments says: "You can't send a message in response to comments posted more than 7 days ago."

BetterSocials keyword DMs go out on Instagram and Facebook only. On TikTok and YouTube no tool can turn a comment into a private DM. TikTok allows it only in a limited rollout in Vietnam, Thailand and Indonesia, and YouTube has no DM API for any tool.

On TikTok, YouTube, Threads and LinkedIn Company Pages, the keyword posts a public reply with your listing link instead. TikTok DMs are reply-only: at most 10 replies within 48 hours of the buyer's last message, on a TikTok Business account.

Moving over takes some work. BetterSocials doesn't import ManyChat flows or keywords, so you set each listing keyword up again.

Where BetterSocials fits once the buyer writes back

BetterSocials tags every new comment and DM as it arrives, and the Lead tag marks anyone asking about price, booking or availability. Lead detection is free and on by default. A new lead sends a push notification to your phone, and unanswered leads get at most one reminder email a day.

AI replies live in Settings, then AI voice, with separate Comments and DMs sections. Each one runs Off, Draft for me or Reply in my voice. On Reply in my voice, a DM gets an answer about a minute after it arrives.

Questions wait in Needs reply unless you turn on Answer questions too. That switch only works once you've written at least one AI rule, such as your showing booking link. When your AI rules don't cover what a buyer asked, the message waits for you in Needs reply.

BetterSocials has three plans. Creator is $29 a month, or $24 billed yearly, for four accounts. Pro is $49 a month, or $39 billed yearly, for six, and Team is $99 a month, or $79 billed yearly, for twelve accounts and unlimited teammates.

Every plan has a 7-day free trial with a card required, and a 30-day money-back guarantee on the first paid charge. To test it on your next listing, start your free trial from BetterSocials' pricing page, or see how it works on its Comment to DM feature page first.

What should a realtor's listing DM say?+

Give the buyer what they asked for first, the listing link. Then add the price, the beds and baths, and a link to book a showing. Keep the public reply short, such as "Sent, check your DMs", so other buyers scrolling the comments see that you answer.

BetterSocials doesn't import ManyChat flows or keywords, so you set each listing keyword up again. Each one is a word and a message. Connect your accounts, open Comment to DM, hit New keyword link, write the reply and the DM, and hit Go live.
